What this means
Estimates based on principal and interest only. Not a loan offer or commitment to lend.
12-month ownership and waiting-period measures
Automatically calculated over your selected waiting period, before the waiting buyer purchases.
These are separate indicators, not amounts to add together. Rent during waiting period is not net savings because owners also make mortgage payments and pay ownership expenses. Appreciation is hypothetical and can be negative. Price negotiation is already reflected in your purchase price.
See mortgage balances and home equity at 1, 3 and 5 years
Equity includes down payment and assumes the same home and appreciation path. It is not cash profit and excludes selling costs. The waiting buyer has fewer months of ownership at each date. Refinance equity excludes costs paid in cash.
For current owners: part of a current mortgage payment builds equity in the current home, and selling costs or equity from the current home are not modeled here.
Home equity is what you own. Money paid is what you spent. The bottom line compares each choice with waiting, rather than showing a confusing negative dollar amount.
ADVANCED OPTIONS · Negotiation and refinance costs
Assumes a 30-year fixed loan today; refinance at the end of the waiting period to the assumed lower rate, keeping the original remaining amortization term. Refinancing is not guaranteed. Seller credits reduce upfront cash in this simplified model; program limits apply.
Educational illustrations only. Not a loan estimate, loan approval, rate lock, appraisal, guarantee of future home values, or guarantee of refinancing. Future appreciation rates of 0%, 3% and 5% are scenarios, not forecasts. All rates, terms and concessions are hypothetical. P&I excludes property taxes, homeowners insurance, mortgage insurance, HOA dues and other housing costs. Actual results depend on borrower, property and market conditions. The net-position comparison is not a comprehensive cost-of-ownership or investment-return analysis. Consult your mortgage professional for a personalized comparison.
